Our client is a well-established and rapidly growing property development company, specialising in Build-to-Rent apartments and student accommodation across the North West. With a strong track record of delivering high-quality residential schemes, they are committed to creating sustainable and community-focused developments. Due to continued growth and a strong project pipeline, they are now seeking an experienced Senior Buyer to join their procurement team.

Your New Role:
Our client is seeking a commercially astute and highly organised Senior Buyer to take full ownership of procurement activities across multiple projects. The successful candidate will be responsible for managing the procurement of all building materials, negotiating key supplier agreements, and driving cost efficiencies for developments worth up to £60 million.

Responsibilities Will Include:

Managing the procurement of all building materials for large-scale Build-to-Rent apartments and student accommodation projects, ensuring cost-effective purchasing and supply chain efficiency.
*

Developing and maintaining detailed Design Brief Documentation to align procurement with project specifications and requirements.
*

Evaluating existing material specifications and proactively identifying and proposing alternative solutions that enhance value, quality, and project efficiency.
*

Leading negotiations for sole supply agreements with manufacturers and suppliers to secure the best commercial terms and service levels.
*

Establishing and negotiating rebate agreements with key suppliers to maximise financial returns and ensure cost-effective procurement.
*

Providing regular rebate forecasts and analysis to support financial planning and commercial decision-making.
*

Developing and implementing a new purchase order procurement system using Word and Excel to streamline and enhance procurement processes.
*

Delivering regular procurement reports and updates to the Board of Directors, providing insights into purchasing performance, cost savings, and supply chain developments.
*

Processing site requisitions efficiently, ensuring timely delivery of materials to support project timelines.

What You Will Need to Succeed:

Proven experience as a Senior Buyer, Procurement Manager, or similar role within the construction, property development, or housing sector.
*

Strong commercial acumen with a deep understanding of procurement best practices and cost management strategies.
*

Experience in managing procurement for large-scale residential developments, preferably Build-to-Rent and student accommodation projects.
*

Excellent negotiation skills with the ability to establish strong supplier relationships and secure competitive commercial terms.
*

Ability to analyse and propose alternative materials and solutions to improve efficiencies and cost-effectiveness.
*

Strong organisational and reporting skills, with experience in presenting procurement insights to senior stakeholders.
*

Proficiency in Microsoft Word and Excel for procurement documentation and reporting.
*

A proactive and strategic approach to procurement, with a focus on continuous improvement and value engineering.
